Gas Safety Certificates: common questions
- How often do I need a gas safety check?
- Every 12 months for rented residential properties. You must give tenants a copy within 28 days of the check, and to new tenants at the start of the tenancy.
- Is a gas safety check the same as a boiler service?
- No. A CP12 confirms appliances are safe; a service cleans and maintains the boiler. Many landlords book both together, which we can do in one visit.
- What if something fails the inspection?
- We'll explain the issue, make the appliance safe, and quote for the repair. Once it's fixed we re-test and issue the certificate.
